Roof Replacement in Beaumont

We replace roofs on residential and commercial buildings across the city, and a replacement starts with a "tear-off" of the old roofing down to the deck. Hidden decking damage is checked and repaired before new roofing goes on, and then a full new roof system is installed to manufacturer standards.

That is the difference between a new roof and new shingles: every layer under the shingles is new as well, and the wood under it all has been seen with the roof open.

Call and we come out, get up on the roof and look it over, then quote the whole job before we start.

What a New Roof System Includes

A new roof includes every part on this list, from deck repairs at the bottom to the ridge cap at the peak.

Each layer goes on in the order the shingle maker sets, and the Asphalt Roofing Manufacturers Association publishes the recommended practices for asphalt shingle installation.

  1. Deck repairRotted or soft boards in the "roof deck", the plywood under everything, cut out and replaced.
  2. UnderlaymentThe waterproof layer over the deck that most people call felt or tar paper.
  3. Drip edgeThe roof-edge metal at the eaves and rakes, best hemmed and set on a continuous cleat.
  4. Starter stripThe sealed opening course of shingles along the eaves and rakes, which resists wind lift.
  5. ShinglesThe field of the roof, in the grade and color you pick.
  6. FlashingThe metal around chimneys, valleys, skylights and walls, where most roof leaks start.
  7. Ridge capThe caps along the hips and ridges that close the roof at its peak.

Tear-Off to Final Cleanup

Replacements run from a written scope and payment schedule, through the tear-off, deck repair and installation, to the permit inspections and the cleanup.

  1. Scope in writing

Before you sign, get the materials, the scope and the payment schedule on paper. We quote the whole job before we start, with no surprise charges after.

  2. Tear-off

The old shingles, underlayment and nails come off until the bare deck shows across the roof.

  3. Deck repair

With the deck open, soft and rotted boards are easy to find, and they are cut out and replaced before anything new goes down.

  4. Installation

The "underlayment", edge metal, shingles, flashing and ridge cap go on in order, each to the manufacturer's standards.

  5. Inspections

Permitted work gets an inspection while it is under way and a final inspection when the roof is finished.

  6. Cleanup

We clean up when the work is done, so the yard and the driveway are clear when we leave.

Reviews from our customers

Here are our Google reviews, word for word as our customers left them.

  • Chilo was super quick to respond and come by for a quote. I only needed minor repairs, but the work was done quickly (within the day) and for a fair price.

  • I am so happy I called IH roofing. My new roof looks great. I called 5 roofing companies and the bid from IH roofing was very competitive. $1000's less than the big companies. I told them my need was dire and they put me right into their calendar. They worked from 8am to dark and had my roof completed in under two days. The crew was courteous and they left my yard cleaner than they found it. I recommend I H roofing without any hesitation.

How Roof Replacement Is Priced

Roof replacement is priced by the size of the roof, its pitch, the number of stories, the layers torn off and the material you choose.

  • SizeRoofs are measured in "squares", and every square adds shingles, underlayment and labor.
  • Pitch and accessA steeper roof costs more, and so does a roof that is hard to reach.
  • StoriesA taller house adds to the climb, the safety setup and the time on the roof.
  • Layers torn offEvery old layer that has to come off adds tear-off and disposal.
  • MaterialShingle is the cheapest up front, while metal costs more but lasts longer, so its cost per year evens out.
  • Damage underneathRotted decking found with the old roof off is repaired, and that changes the final price.

Typical in Beaumont

$7,000 to $13,500

for a roof replacement on a standard-size house

Across every roof size and shingle grade, the spread runs $3,900 to $24,400.

Tear-Off Versus an Overlay

A full tear-off outlasts an "overlay", the shortcut of laying new roofing over the old roof, and the reasons are set out side by side here.

What we recommend

Full tear-off

Old roofing off, down to the deck

  • Nothing old is left under the new roof to shorten its life
  • The deck is in the open, so hidden rot is found and repaired
  • Nails go into solid deck, not through old asphalt
  • Costs more up front for the tear-off and disposal

Overlay

New shingles laid over the old ones

  • Saves the cost of tear-off and disposal
  • Adds a heavy load to the house
  • Hides any rot in the deck underneath
  • Nails pass through the old asphalt as well as the new, which weakens fastening

Permits and Inspections

Permitted roofing work is inspected while it is in progress and again at completion, against the model building codes the International Code Council publishes.

Skipping the permit can void warranties, and the jurisdiction can require the roof to be torn off and put back on, with penalties. It can also mean paying for the roof again when the work fails at resale or in an insurance claim.

On the Texas coast, a house also has to meet building standards to get windstorm insurance, checked through the Texas Department of Insurance windstorm inspections.
