How Long a Roof Lasts, Material by Material
Shingle, metal, tile and slate each wear out on their own clock. Here is how long each one lasts, what takes years off it, and when a Beaumont homeowner should start planning the next roof.

How Long Each Roof Material Lasts
Asphalt shingles typically last about 20 to 30 years, while clay tile, concrete tile and slate can last 75 years or more.
| Material | Typical life | What decides the real number |
|---|---|---|
| Asphalt shingles | 20 to 30 years | Attic ventilation, the ridge caps and any missing tabs. Shingle is the cheapest material up front. |
| Metal | Longer than shingle | It costs more than shingle at the start but lasts longer, so its cost per year evens out. |
| Clay and concrete tile | 75 years or more | The underlayment under the tile, which may fail after 20 to 40 years. |
| Slate | 75 to 100 years or more | Its real life depends on the underlayment beneath the slate, not the stone. |

Call for a Free EstimateWhy the Underlayment Fails First
On a tile or slate roof, the tile is rarely what gives out first: the underlayment under it may fail after 20 to 40 years, long before the tile does.
The "underlayment" is the waterproof felt, or roofing paper, that sits under the tile and actually keeps the water out. Slate can last 75 to 100 years or more, but its real life depends on that layer.
That is why a leak on a tile roof is usually the underlayment rather than the tile, and a leak in the middle of a slope often means the whole slope has reached the end of its life.
The fix is a "lift-and-relay": the tile comes up, new underlayment goes down and the sound tile goes back on. It is usually cheaper than a new roof, because you pay for labor and underlayment, not new tile.

What Shortens a Roof's Life
Poor attic ventilation, worn ridges and missing shingles that leave the underlayment open to the sun all take years off a roof.
Poor attic ventilation
An attic that cannot breathe holds heat and moisture under the deck. Proper attic ventilation extends the life of an asphalt shingle roof, and the Asphalt Roofing Manufacturers Association (ARMA) publishes how it should be done.
Worn ridges
The "ridge cap" along the peaks takes the most weather. Composition ridges wear out before the rest of the roof and need replacing sooner.
Missing or slipped shingles
A missing or slipped shingle or tile leaves the underlayment open to the sun, and sunlight breaks it down quickly.
Grit in the gutters
"Granule loss" shows up as grit in the gutters and bald spots on the shingles. It means the shingle is losing its protection from the sun.
Warranties and Roof Life
An asphalt shingle warranty from the manufacturer typically runs 20 to 40 years, and it does not cover every act of God.
The warranty term is a promise about the shingle, not a measure of how long your roof keeps water out. Poor ventilation, worn ridges and missing tabs shorten a roof's real life whatever the paperwork says.
Read what the warranty leaves out before you count on it. Damage from storms and other acts of God can fall outside it.
Planning the Next Roof
The years left on your roof set when it makes sense to weigh a repair against a new roof.
A roof under 10 to 15 years old is more likely to need only a repair. An asphalt roof getting near 20 to 30 years is a different call: each fix buys less time, so it pays to start planning the replacement before a storm decides for you.
On tile, the question is usually the underlayment rather than the tile, and a lift-and-relay may carry the roof for decades more.

Chilo was super quick to respond and come by for a quote. I only needed minor repairs, but the work was done quickly (within the day) and for a fair price.

I am so happy I called IH roofing. My new roof looks great. I called 5 roofing companies and the bid from IH roofing was very competitive. $1000's less than the big companies. I told them my need was dire and they put me right into their calendar. They worked from 8am to dark and had my roof completed in under two days. The crew was courteous and they left my yard cleaner than they found it. I recommend I H roofing without any hesitation.
